As we move further into February, activity across the Philadelphia region continues to stay steady. Inventory remains tight in most counties, and homes that are priced correctly are continuing to move — even as days on market fluctuate slightly week over week.

Here’s what this week’s numbers are telling us across the region.

Philadelphia County

Average Days on Market: 55 days
Homes Sold: 839
New Listings: 1,583
Current Inventory: 4,428 homes

Philadelphia remains active, with strong listing volume keeping options available for buyers. While homes are averaging just under two months on market, well-prepared properties are still moving. Inventory remains balanced, but far from oversupplied — keeping sellers in a solid position when priced strategically.

Montgomery County

Average Days on Market: 36 days
Homes Sold: 455
New Listings: 545
Current Inventory: 1,039 homes

Montgomery County continues to show healthy demand. Homes are moving in just over a month on average, and new listings are keeping pace with buyer activity. Inventory remains limited enough to prevent softening, especially in desirable school districts and commuter-friendly areas.

Bucks County

Average Days on Market: 41 days
Homes Sold: 318
New Listings: 473
Current Inventory: 855 homes

Bucks County continues to offer opportunity for both buyers and sellers. Homes are moving at a moderate pace, and new inventory is helping prevent extreme competition. However, limited total supply keeps pressure on buyers looking for turnkey homes in prime locations.

Burlington County continues to move efficiently. With homes averaging just over a month on market, buyer demand remains strong. Inventory is still relatively tight, which supports pricing across much of the county.

What This Means for Buyers and Sellers

Across the region, inventory remains limited compared to long-term norms, and days on market remain healthy. While we are not seeing the ultra-fast pace of peak market conditions, we are also not seeing a slowdown.
