Philadelphia Weekly Housing Market Update
The Philadelphia-area housing market closed out July with steady buyer demand and a healthy flow of new listings. Most suburban counties continue to see homes selling in about three to four weeks, while inventory remains relatively stable across the region. Although buyers have more choices than earlier this year, well-priced homes continue to move quickly.
Here's how each county performed this week.
Philadelphia County
- Days on Market: 50 days
- Units Sold: 1,402
- New Listings: 2,214
- Current Inventory: 5,664
Philadelphia remains the region's largest housing market. Inventory dipped slightly this week while sales increased, signaling that buyer demand is continuing to absorb new inventory despite a higher number of available homes than surrounding counties.
Bucks County
- Days on Market: 21 days
- Units Sold: 741
- New Listings: 843
- Current Inventory: 1,336
Bucks County continues to be one of the fastest-moving markets in the region. Homes are averaging just three weeks on the market, and inventory has remained remarkably steady while buyers continue purchasing homes at a strong pace.
Montgomery County
- Days on Market: 20 days
- Units Sold: 1,007
- New Listings: 1,129
- Current Inventory: 1,655
Montgomery County remains one of the region's strongest markets. Homes are selling in less than three weeks on average, with over 1,000 homes sold this week and inventory holding steady despite the high level of activity.
Chester County
- Days on Market: 27 days
- Units Sold: 346
- New Listings: 449
- Current Inventory: 725
Chester County continues to maintain a balanced market. Inventory remains one of the lowest in the region, while homes continue selling in under a month, reflecting consistent buyer demand.
Delaware County
- Days on Market: 21 days
- Units Sold: 578
- New Listings: 735
- Current Inventory: 1,197
Delaware County saw homes move even faster this week, averaging just 21 days on market. Inventory ticked up slightly while buyers continued to purchase homes at a healthy pace, keeping conditions favorable for both buyers and sellers.
Burlington County
- Days on Market: 32 days
- Units Sold: 531
- New Listings: 713
- Current Inventory: 1,243
Burlington County remained stable to finish the month. Homes are averaging about one month on the market, with inventory and new listings changing very little week over week, creating a balanced environment for today's buyers and sellers.
What This Means for Buyers & Sellers
The market continues to find a healthy rhythm heading into August. Inventory has leveled off across much of the region while buyer activity remains strong, particularly in the suburban counties where homes continue to sell in three weeks or less.
For buyers, there are more opportunities than earlier this spring without seeing dramatic increases in competition. For sellers, pricing your home correctly and presenting it well remains the key to attracting serious buyers quickly.
