The Greater Philadelphia housing market remained active this week, with sales increasing across all seven counties. Inventory moved higher in most markets, while days on market remained relatively stable. Bucks and Montgomery counties continue to post some of the fastest market times in the region.
Philadelphia County
Days on Market: 47 days
Units Sold: 1,084
Units Listed: 1,863
Current Inventory: 5,951
Philadelphia saw another increase in sales this week, rising from 1,056 to 1,084. Days on market improved slightly from 48 to 47 days, while inventory climbed to 5,951 homes. With new listings continuing to significantly outpace sales, buyers have more options to consider.

Days on Market: 22 days
Units Sold: 672
Units Listed: 646
Current Inventory: 1,282
Bucks County continues to be one of the fastest-moving markets in the region at just 22 days on market. Sales increased slightly to 672, while new listings fell to 646. For the second week in a row, sales outpaced new listings, and inventory remained essentially unchanged at 1,282 homes.

Units Listed: 905
Current Inventory: 1,636
Montgomery County remained steady at 23 days on market. Sales edged higher to 863, while new listings declined to 905. Inventory increased from 1,577 to 1,636 homes, providing slightly more selection despite the county's relatively quick pace.

What This Means for Buyers and Sellers
The biggest theme this week is continued sales activity alongside growing inventory. Every county in this update recorded more sales than last week, but inventory also increased in six of the seven markets.
Bucks County remains an exception to the broader supply trend, with sales once again exceeding new listings and inventory holding virtually flat. Montgomery and Bucks also continue to have the shortest market times at 23 and 22 days, respectively.
For buyers, gradually increasing inventory could mean more options as we move through September. For sellers, the numbers show that homes are still moving—particularly in markets where available supply remains tight.
