Week Ending September 30, 2026

The Philadelphia-area housing market closed out September with sales continuing to edge higher across nearly every county, while days on market remained largely unchanged. Inventory was more mixed this week, with several counties seeing available supply tighten even as new listings continued to outpace sales. The broader Philadelphia metro is also entering fall with softer buyer demand than earlier in the year, according to Bright MLS’s September Home Demand Index.

Philadelphia County

Days on Market: 47 days
Units Sold: 1,104
Units Listed: 1,850
Current Inventory: 6,153

Philadelphia sales increased from 1,096 to 1,104 this week, while days on market remained steady at 47 days. New listings dipped slightly to 1,850, while current inventory increased from 6,079 to 6,153 homes, giving buyers an even larger pool of available properties.

Bucks County

Days on Market: 22 days
Units Sold: 678
Units Listed: 644
Current Inventory: 1,257

Bucks County remained the fastest-moving market in this week’s report at 22 days on market. Sales edged up from 676 to 678, while new listings declined slightly to 644. Current inventory also fell from 1,263 to 1,257 homes, keeping available supply relatively tight.

Montgomery County

Days on Market: 23 days
Units Sold: 868
Units Listed: 899
Current Inventory: 1,698

Montgomery County held steady at 23 days on market, while sales increased from 864 to 868. New listings remained unchanged at 899, and current inventory climbed from 1,672 to 1,698 homes. Buyers continue to see slightly more options even as homes move relatively quickly.

Chester County

Days on Market: 33 days
Units Sold: 342
Units Listed: 407
Current Inventory: 755

Chester County was one of the few markets to see a change in pace this week, with days on market increasing slightly from 32 to 33 days. Sales held steady at 342, while new listings declined from 412 to 407. Current inventory increased slightly from 747 to 755 homes.

Units Sold: 538
Units Listed: 558
Current Inventory: 1,252

Delaware County remained at 28 days on market, with sales ticking up from 537 to 538. New listings dipped slightly to 558, while current inventory increased from 1,217 to 1,252 homes, continuing the county’s recent increase in available supply.

Units Listed: 624
Current Inventory: 1,247

Burlington County held steady at 32 days on market. Sales edged up from 523 to 524, while new listings declined slightly from 625 to 624. Current inventory fell from 1,256 to 1,247 homes.

Units Sold: 490
Units Listed: 597
Current Inventory: 1,291

Camden County remained at 33 days on market this week. Sales increased slightly from 488 to 490, while new listings declined from 599 to 597. Current inventory also edged lower from 1,300 to 1,291 homes.

What This Means for Buyers and Sellers

The final week of September brought more consistency than major movement across the region. Days on market were unchanged in six of the seven counties, while sales either increased slightly or remained steady everywhere.

The bigger difference continues to be inventory. Philadelphia, Montgomery, Chester and Delaware counties all added available homes this week, while Bucks, Burlington and Camden saw inventory decline. That means buyers’ options can look very different depending on where they’re searching.

The broader trend also points toward a more measured fall market. Bright MLS’s September Home Demand Index for the Philadelphia metro registered 77, down from 82 the previous month, indicating softer demand heading into fall. Bright MLS | T3 Home Demand Index

For buyers, additional inventory in several markets may provide more options and negotiating room. For sellers, homes are still moving consistently, but pricing and presentation remain important as buyers become more selective.
