Philadelphia Weekly Housing Market Update: August 26, 2026
As August comes to a close, the Greater Philadelphia housing market continues to show steady buyer activity, while inventory remains relatively tight across many of the surrounding suburbs. Homes are still moving particularly quickly in Montgomery, Delaware, and Bucks counties, while Philadelphia continues to offer buyers considerably more inventory.
Here’s a closer look at this week’s housing market across Philadelphia and the surrounding counties.

Delaware County

Units Listed: 668
Current Inventory: 1,152
Delaware County is the fastest-moving market in this week’s update, with homes averaging just 19 days on market. With relatively limited inventory and strong sales activity, buyers should still be prepared to move quickly when the right property becomes available.
Burlington County
Days on Market: 31 days
Units Sold: 560
Units Listed: 737
Current Inventory: 1,232
Burlington County continues to offer a steadier pace, with homes averaging 31 days on market. New listings are outpacing sales, helping maintain more than 1,200 available homes for buyers across the county.
What This Means for Buyers and Sellers
As we head toward September, the Greater Philadelphia market remains active, but conditions vary significantly by location. Montgomery, Delaware, and Bucks counties continue to favor sellers with faster market times and relatively limited inventory, while Philadelphia offers buyers a larger pool of available homes.
For sellers, strong buyer activity means well-priced, well-presented homes can still attract attention quickly. For buyers, increasing listing activity in several counties may create more opportunities, but desirable homes in the fastest-moving suburbs continue to require quick decisions.
