Philadelphia Weekly Housing Market Update
Week of July 8, 2026
The Philadelphia-area housing market continues to add inventory, giving buyers more options than we've seen in recent months. While available homes increased across every county this week, demand remains healthy, with most markets still seeing homes go under contract in under a month.
Here's how each county performed this week.
Philadelphia County
- Days on Market: 48 days
- Units Sold: 1,350
- New Listings: 2,238
- Current Inventory: 5,697
Philadelphia continues to offer buyers the largest selection of homes in the region. Inventory remains well above surrounding counties while buyers continue purchasing at a steady pace despite a slightly longer marketing time.
Bucks County
- Days on Market: 21 days
- Units Sold: 723
- New Listings: 866
- Current Inventory: 1,265
Bucks County remains one of the fastest-moving markets in the region. Homes are averaging just three weeks on the market while inventory continues to rise, giving buyers additional opportunities without slowing demand.
Montgomery County
- Days on Market: 19 days
- Units Sold: 981
- New Listings: 1,147
- Current Inventory: 1,619
Montgomery County continues to lead the region in buyer activity. Nearly 1,000 homes sold while properties averaged fewer than three weeks on the market, reflecting one of the strongest seller's markets in Greater Philadelphia.
Chester County
- Days on Market: 28 days
- Units Sold: 331
- New Listings: 462
- Current Inventory: 693
Inventory remains relatively limited in Chester County compared to surrounding markets. Even with additional listings coming online, homes continue moving in under a month, signaling consistent buyer demand.
Delaware County
- Days on Market: 22 days
- Units Sold: 554
- New Listings: 749
- Current Inventory: 1,152
Delaware County continues to balance affordability with strong buyer demand. Homes are still selling quickly while inventory has gradually expanded, creating more choices for active buyers.
Burlington County
- Days on Market: 31 days
- Units Sold: 517
- New Listings: 734
- Current Inventory: 1,176
Burlington County saw another week of healthy market activity. Inventory continues to grow alongside new listings, while homes are still selling in about a month on average.
What This Means for Buyers & Sellers
Across the Philadelphia region, inventory continues to trend upward, giving buyers more options than earlier this year. At the same time, homes are still selling quickly in nearly every county, demonstrating that well-priced properties remain in high demand.
If you're buying, the expanding inventory provides more opportunities to find the right home. If you're selling, today's market continues to reward properly priced and well-prepared listings with strong buyer interest.
Whether you're planning to buy, sell, or simply stay informed, understanding your local market is the first step toward making confident real estate decisions.
