Philadelphia Weekly Housing Market Update: September 2, 2026
September is starting with a slight shift across the Greater Philadelphia housing market. Inventory declined in nearly every county this week, while days on market increased in several areas. At the same time, new listings continue to outpace sales across all seven counties — giving buyers fresh options even as overall inventory remains relatively constrained in the suburbs.
Here’s what the numbers look like this week:
Philadelphia County
Days on Market: 48 days
Units Sold: 1,006
Units Listed: 1,910
Current Inventory: 5,639
Philadelphia continues to offer the most inventory in the region, although available homes dipped slightly from last week. With 1,910 units listed compared with 1,006 sold, new inventory is still coming onto the market at a healthy pace. Homes are now averaging 48 days on market, up slightly from 46 last week.
Bucks County
Days on Market: 22 days
Units Sold: 649
Units Listed: 675
Current Inventory: 1,277
Bucks County remains competitive, with homes averaging just 22 days on market — two days faster than last week. Listings and sales are also closely matched, with 675 units listed and 649 sold, pointing to continued buyer activity despite a slight decline in overall inventory.
Montgomery County
Days on Market: 23 days
Units Sold: 843
Units Listed: 951
Current Inventory: 1,559
Montgomery County continues to be one of the faster-moving suburban markets. Homes are averaging 23 days on market, while 951 new listings compared with 843 sales are providing buyers with some fresh options. Current inventory remains relatively tight at 1,559 homes.
Chester County
Days on Market: 31 days
Units Sold: 318
Units Listed: 428
Current Inventory: 739
Chester County remained steady this week, with homes continuing to average 31 days on market. Inventory is still particularly limited at just 739 homes, while new listings continue to outpace sales.
Delaware County
Days on Market: 28 days
Units Sold: 508
Units Listed: 590
Current Inventory: 1,166
Delaware County saw one of the more noticeable changes this week, with average days on market rising from 19 to 28 days. Even with that increase, homes are still moving in under a month on average, and inventory remains relatively limited.
Burlington County
Days on Market: 32 days
Units Sold: 483
Units Listed: 657
Current Inventory: 1,227
Burlington County remains relatively balanced compared with some of the faster-moving PA suburbs. New listings continue to outpace sales, while current inventory sits at 1,227 homes and properties are averaging 32 days on market.
Camden County
Days on Market: 33 days
Units Sold: 460
Units Listed: 638
Current Inventory: 1,221
Camden County enters September with 1,221 homes currently available. New listings are outpacing sales, giving buyers additional choices, while homes are taking an average of 33 days to sell.
What This Means for Buyers and Sellers
The biggest story heading into September is a market that remains active but is beginning to show some signs of a seasonal shift. Days on market increased in several counties, while overall inventory generally edged lower.
For buyers, that could mean slightly more breathing room in certain markets — but Bucks and Montgomery counties are still moving quickly. For sellers, pricing and presentation remain especially important as buyers become more selective heading into the fall market.
