The Philadelphia-area housing market stayed active this week, with sales increasing across every county tracked. Days on market held steady across the board, while inventory was mixed—rising in Philadelphia, Montgomery, Delaware and Camden counties but declining in Bucks, Chester and Burlington.

Philadelphia County

Days on Market: 47 days
Units Sold: 1,096
Units Listed: 1,855
Current Inventory: 6,079

Philadelphia sales increased from 1,084 to 1,096 this week, while days on market remained steady at 47 days. New listings dipped slightly to 1,855, but current inventory climbed above 6,000 homes to 6,079, continuing to give buyers a broader selection.

Current Inventory: 1,263

Bucks County remained the fastest-moving market in this week's report at 22 days on market. Sales increased slightly to 676, while 645 new listings came to market. With sales once again exceeding new listings, current inventory declined from 1,282 to 1,263 homes.

Montgomery County remained at 23 days on market, with sales edging up to 864. New listings dipped slightly to 899, while current inventory increased from 1,636 to 1,672 homes. The county continues to combine a relatively quick market pace with gradually expanding inventory.

What This Means for Buyers and Sellers

This week's numbers point to a steady market rather than a major shift in pace. Days on market did not change in any of the seven counties, while sales increased modestly across the entire region.

Inventory is becoming more market-specific. Philadelphia surpassed 6,000 active homes, while Montgomery, Delaware and Camden counties also added inventory. Bucks County moved in the opposite direction, with sales continuing to outpace new listings and inventory falling to 1,263 homes.

For buyers, increasing inventory in several counties may mean more options and less pressure to choose from a limited pool of homes. For sellers, homes are still moving consistently, but local conditions vary significantly by county, making pricing and positioning especially important.
